Maintenance Committees

El Dorado maintenance is managed by two committees: Roads Maintenance and Property Maintenance. These committees oversee maintenance of all POA property including the roads, signs, tennis courts, boat trailer yard, entrance, and all other common areas and assets. If you have a maintenance issue that's not identified in the "Project List" below, please send e-mail to edpoa@lakecypresssprings.org.

Tips for Property Owners to Reduce Maintenance Costs

1. Our roads are narrow. Use extra caution to ensure that your vehicle or trailer doesn't go over the edge of the pavement. When this happens, it can cause the edges to crumble and accelerates deterioration of the roadway. And of course, the slower you drive, the less chance of running off the road.

2. When you do your yard work, mow both sides of the road and clean out the ditches on both sides. Leaf buildup in the ditches holds water. This tends to soften and undermine the edges of the road. Less standing water also means fewer mosquito problems.

3. We currently have 21 culverts at various locations throughout our development. To check the status of a specific culvert, click here. If you see a culvert that is not functioning properly, please notify one of the CMC Team members.

4. Ensure that your contractors are aware of our rules and that their employees are cautioned about speeding and littering.

5. Support your POA by taking part in our seasonal Beautification Days. Folks of all ages and physical abilities can make useful contributions. It's a good way to meet your neighbors and gain a real sense of accomplishment.

6. When you go for a walk, pick up any trash you see and put it in the nearest trash container. Some of our neighbors even take plastic bags on their walks to collect trash..

Resurface over 600 ft. of entrance road, resurface area around culvert repair on west side, fill several potholes.

10/01/11 - Repairs complete for 2011

9/19/11 - Due to rain, Total Paving postponed repairs until 9/20.

Improve Boat Trailer Storage Area

4/10/12 - The stumps have been removed and the trailer yard regraded. It's time to put your trairers back.

9/17/11 - Board authorized improvements for trailer storage area. These include tree removal, stump removal and grading. Resurfacing will be addressed next year.

7/26/11 - Dave Jendal and Mike Simms met with David Anderson (Total Paving) to discuss grading and expansion of the yard.

1/15/11 - Willie Roman cut down several pines in the storage area.

12/18/10 - Work party cleared east side of the storage yard.

1/21/12 - Willie Roman cut down 7 trees in the trailer storage area and left the debris for us to remove.

2/1/12 - The debris has been burned and the stumps are ready for removal.

Culvert Repair on West El Dorado

1/18/11 - Culver repaired. It will be paved in the summer.

1/13/11 - Looks like mother nature is still delaying our repair of the culvert on the west side. We have rescheduled for next Tuesday the 18th and the weather forecast looks like it might cooperate.

1/11/11 - Due to the winter weather, the road repairs on the West side, scheduled for today, have been postponed until tomorrow Wednesday January 12th. Please notify any contractors or make necessary arrangements for deliveries etc.

1/9/11 - We have scheduled the road repair for the culvert on the west side for Tuesday January 11th. The repair for the road will unfortunatley require us to close the west entry road from 9:00 AM to 4:00PM. If you have any contractors working at your house or have deliveries scheduled, please notify them so they can plan accordingly. If you will need to to get out of the neighborhood Tuesday, you may want to leave a car up by the flag pole or in the driveways on the East side. The contractor will do everything possible to do the repair quickly.

Improve boat trailer storage area. 12/22/10 - CMC has started an effort to identify all trailers currently parked in our trailer storage yard and is looking at options for improving/expanding this community space.
Clean brush from boat yard, remove abandoned trailers, create additional storage space.

8/22/09 - Herbicide has been applied. Boat yard clean-up party will be scheduled this fall.

7/23/09 - Poison ivy killer chemicals ordered. Area is to be sprayed by POA volunteers with dead vegetation to be mulched & buried to prevent human contamination.

5/28/09 - Work party planned for June 13..

Remove brush and mow area around tennis court. Take down any dead trees that might fall on tennis court.

4/20/10 - Completed

7/23/09 - Will require work party. Date TBD

Resurface tennis court.

7/04/10 - Completed. Net post repaired. Courts are ready for play!!!

6/10/10 - Resurfacing completed. Awaiting part for net post.

8/22/09 - Resurfaceing planned for Spring 2010

7/23/09 - Will be addressed at August officers meeting.

5/28/09 - Two bids have been received. Court will be resurfaced later this summer (budget permitting).

Clean ditches and remove low hanging limbs along entry road. Mow along entry road.

7/23/09 - Ongoing utilizing small groups of volunteers. Contact Daryl Thomas to volunteer to help with this enormous project.

5/28/09 - Work party planned for June 13.

Address road repair issues identified in the latest road status assessment.

7/23/09 - Annual paving work complete. Newly instituted pothole repair program is ongoing.

5/28/09 - In the process of getting estimates.

Repair gate to tennis court.

7/19/09 - Completed

5/28/09 - It appears that someone has been swinging on the gate and severely damaged it.
